We (current owners) have been here since 2014. Previous owners reported very low sales and ADR. We increased the rates immediately and justified it to the guests by upgrading the motel. The first year, sales and expenses increased. This trend continued through 2016 and then we started to see a decrease in expenses, leaving much higher cash flows. In addition, the ADR more than doubled, occupancy increased by 14%, sales increased an outstanding 285%, and most importantly, we saw an increase in our own cash flow from 2014 by 485%! We expect this final trend to continue as all of the upgrades have been done and the installation of the new LNG plant in Kitimat will bring even more traffic.

Given the above information, you will see how the initial low ADR impacted our 3 year average ($273,500 sales, $192,000 expenses, $135,200 cash flow). 2018 fiscal year end is $313,500 sales, $176,700 expenses, and $178,400 cash flow. We increased the 2019 rates by 10% and we’re seeing an increase in advance reservations by 20% over 2018. We’re expecting an increase in traffic due to the LNG and with the low Canadian dollar, we will continue to see an increase in the numbers of international tourists. All said, the 2019 forecast should result in an increase 15% increase in sales over 2018 and cash flow by 20% (because the money has been spent already).

Upgrades to the motel include (but are not limited to) a new telephone system, new fibre optics internet, a new roof and venting, new 40” flat screen wall-hung TVs, new frost-free fridges, all new bedding and towels, garden tractor, 25hsp front-end loader 4x4 w/bucket, etc. (too much to mention here).
